New Building Norms in Phuket: Height Restrictions Imposed

In response to rapid development and environmental challenges on the island of Phuket, Thai authorities will introduce new height restrictions on buildings starting December 2024. The new regulations, aimed at improving land management and nature conservation, will completely prohibit construction on slopes with an incline greater than 35%.

For plots with a slope between 25% and 35%, buildings can now only be up to 6 meters high. Additionally, green areas must comprise at least 70% of the total plot area, and the construction footprint cannot exceed 90 square meters.

The following maximum heights have been set for various zones near the shoreline:

  • Up to 50 meters from the high tide line — maximum of 6 meters;
  • From 50 to 200 meters from the shore — maximum of 12 meters;
  • From 200 to 400 meters — maximum of 16 meters;
  • The maximum height in allowed construction areas — 23 meters.

These measures are aimed at protecting critical natural areas and managing risks such as landslides, particularly relevant during the monsoon season. Authorities intend to continue monitoring the situation and may introduce additional restrictions to ensure sustainable development in the region.
